Signing a full-service property management contract with Prodigy Properties is the first step in the property management process. This binding contract between PP360 and property owners allows us to automate your rental process. A one-time fee of $300 is charged and covers legal and initial listing fees of your property, and includes:
Setup and administrative fees include rental management software, automated billing and rent collection, and legal fees.
If the property is unoccupied at the time of contract execution, a $50 marketing add-on is invoiced to cover listing and tenant screening.
The initial property inspection allows PP360 to evaluate the property, determine market rent value, and areas of safety and concern for both tenants and property owners.
Finding quality tenants to occupy your investment property is the #1 headache owners encounter. Each tenant we bring in is screened and verified in the application process. Ongoing tenant screening and placement is included in the property management contract fee.
PP360 property management fees are simple. A 10% fee of each rent payment collected for services and on-call maintenance of your property. Funds are distributed to property owners by the 15th of each month.

Every rental unit tenant receives and signs a rental contract covering the details and term of the agreement. This is included in the initial property management contract.
Happy renters pay their rent on-time. Whenever maintenance issues arise, a tenant can submit a repair request. PP360 will address each request within 24 hours, and advise the tenant and owners, if necessary, with a plan of action. Repair costs are not included in the management fees, and invoiced to owners on an as-needed basis. Major repairs and maintenance will always be performed by licensed and qualified individuals in their area of expertise. Estimates will be collected and provided to ownership for approval before any major repairs are made.
PP360 offers handyman services for a wide range of home repair services including electrical and plumbing service and installation. By offering these services, we provide a one-stop shop for your property management needs.
An initial rental property inspection is included with each property management contract. Every tenant move in/out requires a tenant change inspection (TCI) that documents and evaluates property conditions at every tenant change. Each rental unit also requires a yearly quality of condition & living environment (QCLE) inspection where we document condition of the property, evaluate potential safety hazards, and assess any damages to the property during a tenant's occupation term. More frequent visual inspections can be performed at the discretion of property owners (monthly/quarterly etc.), but access must be agreed to in tenant contracts and lease agreements.

Property maintenance can be problematic for owners who don't want the hassle of relying on tenants keeping the property in good condition. PP360 offers a full suite of property maintenance options including everything from gutter cleaning to mowing and bed maintenance.
